Selling Your College Station Home: The Importance of a First Impression – The Exterior –

When you are ready to sell your Bryan, College Station home, and it is time to place your property on the market, the goal will be to achieve the best possible sales price and sell your property in the time-frame that best meets your needs. We are often told when meeting other people for the first time, that the first impression is the most important. This same philosophy is true with houses as well.
Nothing is more important than the first impression a Buyer will receive when they take their first look at a home. As a Seller, there are two opportunities to provide a buyer with a first impression. The first opportunity is when the Buyer views photos are advertising the home on the Internet. The second is when the Buyer sees home for the first time.
There are several things you can do make sure your property will provide Buyers with a successful first impression. It is a good idea to start with the exterior front of the home. After all, that is the very first thing every prospective buyer will see.

10 Rules of Selling a House in College Station Texas

Rule #1 - NO PETS Allowed!
- Pets, litter boxes,food bowls, pet beds.... they all need to be removed. Sending pets to be boarded during the marketing and sales period is best.
Rule #2 - TURN THE MUSIC DOWN!
- Have a little background music playing to set the mood? Turn it down! Agents will usually not hunt for the controls to turn the music down so please keep it turned down low.
Rule #3 - NO Smoking!
- Non smokers can't stand the smell of smoke. Even smokers don't want to purchase a home that already has the smell of smoke.

Record price paid for Riviera home

The UK's TimesOnline published a story on Monday, August 11, 2008 about a Russian oligarch who paid a record $750 million (£392 million) for a villa on the French Riviera. Villa Leopolda, a mansion once owned by King Leopold II of Belgium and Gianni Agnelli, the Fiat tycoon, is located on the French Riviera between Nice and Monaco. The previous record price for a residential property was said to be £57 million, paid by Lakshmi Mittal, a steel tycoon, for a property in Kensington Palace Gardens in 2004. Meanwhile, back in the real world, prices for College Station and Bryan real estate are much more affordable. The average and median sales prices, as reported by the Real Estate Center at Texas A&M University for the month of June 2008, are $168,100 and $144,400, respectively. While we do have some properties that are much more expensive than our local average, overall prices for Bryan and College Station, Texas have remained reasonable throughout the previous years' real estate boom, making this area one of the most affordable real estate markets in the nation!
