Bryan College Station lend a face find a cure!

Every 3 minutes, a woman in the US learns she has breast cancer.  This effects all of us as we all have women we love.  As you are more than likely aware, October is breast cancer awareness month, and the perfect time to get the word out to every woman you love that they need to perform a monthly breast self exam as well as schedule a mammogram every year after age 40.  There are numerous events and shows of support going on this month.  Earlier this month, was the Surviving and Thriving luncheon in B/CS, and many professional athletes have been donning pink to spread the word! My friend and Mary Kay Sales Director, Ashley Virnau, told me about something she and Mary Kay are doing to raise funds to go towards breast cancer research via the Mary Kay Ash Foundation.  It's simple, all you do is lend your face, receive a complimentary facial, and a donation will be made to the Mary Kay Ash Foundation!  Also, for every Party held within Ashley's unit, they will donate $20 to the Mary Kay Ash foundation!  This is a win/win as you get to have an amazing facial while supporting something that...

Top Ten Tax Tips for Home Sellers

The IRS doesn't always have to inspire dread, sometimes they can help us make our dealings with them a little easier.  The taxmen have released their 10 tax tips for home sellers.  This handy information can help sellers ease the stress of tax time. Here's the list: In general, you are eligible to exclude the gain from income if you have owned and used your home as your main home for two years out of the five years prior to the date of its sale. If you have a gain from the sale of your main home, you may be able to exclude up to $250,000 of the gain from your income ($500,000 on a joint return in most cases). You are not eligible for the exclusion if you excluded the gain from the sale of another home during the two-year period prior to the sale of your home. If you can exclude all of the gain, you do not need to report the sale on your tax return. If you have a gain that cannot be excluded, it is taxable. You must report it on Form 1040, Schedule D, Capital Gains and Losses. (more...)

If a picture is worth 1000 words, how many is a video worth?

A little while back I wrote a post on the The Importance of Good Pictures When Marketing Your College Station Home, while this is still absolutely vital to the success of your sale, we are in the midst of the YouTube age and it's role can not be ignored in marketing your home for sale. Just like a good movie can bring you into that world, a good video walkthrough can bring you right into a home.  Not only does it give potential buyers a fairly true look at the layout of your home, but it allows them to catch details that might not be the center of attention in a photo.  When you give buyers a 180° look (or even a 360° look if space allows) in full video you are able to pique their interest and create a longer lasting impact on them.  Let's look at it this way, a buyer finds 2 different homes in the same neighborhood, similar square footage, similar amenities, & a similar look.  Which home will they remember if one has a video walkthrough and the other doesn't?  The one with the video, because it sets it apart from the competition. Below is a great...

Bryan/College Station Up and Coming Entrepreneurs!

I love selling homes in Bryan/College Station and all of the amazing things I get to do because of it!  My daughter goes to school at Forest Ridge Elementary in College Station, and I was contacted by her GT teacher, Patty Chenault,  who asked me if I would be willing to use my marketing expertise and be "hired" as a marketing consultant for the business they were creating!  The children were starting a business from the ground up to see what all it takes to be a business owner!  They met with Trey Hickman with Spirit of Texas Bank who explained to them about business loans, and then they asked for my marketing expertise to help them get the word out.  My initial reaction was wow, what an amazing teacher to take on such a feat!  Mrs. Chenault really wanted these children to learn every facet of owning a business, something a lot of us would have loved to have learned about at the age of 8 or even 28!  She thought of everything from taste tests to signage to having her husband, owner of CGM homes,  make an adorable portable lemonade stand!  I told her that I would love to work with...

College Station Super Teacher named Lifetime Achievement Winner for Texas!

I love living and selling homes in Bryan/College Station for so many reasons, and one of the top reasons are the amazing schools and teachers we have! We are so lucky to have the top Lifetime Achievement Teacher in the entire state of Texas right here in College Station teaching 3rd grade at Forest Ridge Elementary! Our very own Rick Landmann was the recipient of this prestigious award at an awards ceremony hosted by HEB in Austin May 15th. H-E-B is in its 10th year of the award, the largest monetary rewards program for educators in the state. It all began back in April when Mr. Landmann was surprised at Forest Ridge with balloons and a cake from 10 HEB employees letting him know he was a finalist! He received a $1,000 check for himself and a $1,000 check for the school. He was just one of four teachers in the Lifetime Achievement award category, and if he won, could walk away with $25,000 for himself and another $25,000 for the school. Well guess what, he did it! Our very own teacher was named the 2011 winner of the Lifetime Achievement teacher award by HEB! This is an amazing honor bestowed on a...
