I want to sell my home..When do I call an agent?

Most real estate agents would probably suggest you call as soon as you’ve decided to sell your home. That way they can offer advice about the local market, how to price it, when to list it, and other matters such as condition, and repairs.  There are some things you can, and should, do on your own before you call.  Other things you should wait and get a professional opinion.  Bottom line is, there are a few DIY thing to do before you start…but don’t tackle the big ticket items until a professional is involved!

• Prepare:  Cleaning, de-cluttering, and simple touch-ups can add new shine to even the oldest homes.  This is easy to do, the hardest part is coming up with the time to do it!  You already know the items that need to be addressed, it’s that honey do list that has been hanging on the fridge for the last few months….
• Evaluate:  Pull some flyers of houses on the market in your area.  How are they alike or different from your home.  Are they more updated, or less?  Get to know the competition!
• Explore real estate marketing:  Look around online and in the community.  What makes you want to see or know more about a house.  What internet ad makes you ‘click’ for more information.  These are potential marketing techniques you are going to want to talk to the agents you are interviewing about.

Time for a PRO

So the honey do list is done.  Do you hire a granite guy?  A roofer? or a landscaper?  Not until you call a REALTOR.  The worst thing you can do is pay for upgrades that won’t put that money back in your pocket.  Depending on what you are wanting to do, you may ‘make’ more money  by pricing the house in an ‘as is’ state instead.  So, get a professional opinion before you start spending that money.  Plus,  your REALTOR, may be able to get you some professional discounts if you decide to do some of the work.  REALTORS, tend to work with contractors on a daily basis, and using their resources can benefit you greatly!

Bottom line is this….Smart Sellers will talk to an agent months before they actually list.  This helps them position their home on the market to get top dollar in the time frame they desire!
