CHUY’S IS OPEN IN COLLEGE STATION!

So, if you saw this group of ladies headed your way, as a restaurant manager, you might just close the doors and warn the employees, right!? I know I would! But not Skylar Bell, the manager of the newly opening Chuy's in Post Oak Mall's Parking lot. As a matter of fact, he invited us in early to help train the new wait staff! And, I must say, we did a great job breaking them in for all you B/CS residents! That being said, I cannot tell you how impressed we were with the quality of the people and the food at Chuy's. For those of you who haven't been to one before, you will love the eclectic atmosphere featuring everything from palm trees to an Elvis display. As a matter of fact...EVERY Chuy's has an Elvis (more...)

List the price high….and other Bryan/College Station Real Estate Myths

Are you considering selling a house in the Bryan/College Station Real Estate Market, or any market for that matter? If so, determining the price can be the most troublesome issue. For some people the house has so many emotional ties that they overinflate the value. I mean, your house is the BEST house in the neighborhood, right?! Of course it is...that is why you decided to buy it when you did! You didn't go through all the homes in Castlegate and pick the worst one out there, you picked the BEST. The one house in College Station that would give you the most BANG for your BUCK! And then, you made it better! So, it must be worth more than the rest out there. And, emotionally it is....to you. Unfortunately, the real estate market, the numbers that determine a good list price, are not emotional. They are analytical. A good Realtor in B/CS will take the numbers, remove the emotion and give you a list price. The list price should be a value that other homes in the market have SOLD for and should be based on your home's condition and square footage. Most sellers want to take that number...

No Room for Henny Penny’s in BCS Housing Market

Once upon a time there was a tiny, tiny chicken named Chicken Little. One day Chicken Little was scratching in the garden when something fell on her head. "Oh," cried Chicken Little, "the sky is falling. I must go tell the king." So Chicken Little ran and ran, and she met Henny Penny. And so the mass hysteria began. By the end of the fable, Chicken Little, Henny Penny, Loosey Goosey, Turkey Lurkey and a few other characters realized they didn't even know where the king lived, but they kept running around saying the sky was falling and they had to tell the king. They ran around and gathered more and more collaborators and the panic grew and grew. Finally the Fox asks if they even know where the king lived. Of course, they did not! As a child I never would have guessed that this little fable would so adequately describe my current career in Real Estate. I hear all the time that the market is crashing. And I see more and more professionals agreeing! But I say, look at the signs. Does this sound like a community that has a crashing Real Estate Market? -Texas A&M has announced that there will be no...

Should College Station High School have Varsity Sports?

College Station ISD will be opening a new campus, College Station High School, in the fall of 2012. This campus will only be for 9th and 10th graders the first year of operation. Therefore, CSISD must decide what sports to compete at IN THE VARSITY LEVEL for the first two years of operation. CSISD has prepared a short presentation on Wednesday, December 8th at 5:30pm and will be asking for feedback as well as taking questions. The meeting will be at A&M Consolidated High School, in the auditorium. My daughter will be affected by this change, as she will be attending the new high school. Being that she currently loves volleyball and plays for both her school and the Brazos Valley Juniors, I would hope CSISD would have a volleyball program….what do you hope to see? What do you see as pro’s and con’s against having all, some or no varsity level sports in a new high school that only has this age group? I can see that having our 10th grade boys playing football against 12th graders to be dangerous…so should we limit this varsity level to noncontact sports? Or, is it better to put them in the larger arena at a...

Lucky in Real Estate?

Butterflies have symbolism galore! They are associated with good luck, bad luck, and nervousness! Did you know in Japan, a butterfly personifies a person's soul, living or dead. If a butterfly visits you at home in your guestroom, and perches behind a bamboo screen, the person you love most is coming to see you! However, if a swarm of them approaches, its a very bad omen! In China 2 butterflies together symbolize love. Having a butterfly land on your shoulder in America has always been seen as good luck. I guess Clayton was super lucky on our visit to the Smithsonian Museum a few years back. I have heard of REALTORS burying St. Joseph Statues for good luck, but maybe we should consider butterflies, too. Not burying them, of course. Or better yet, when you are looking to sell, don't rely on luck, contact a professional, like me! I can take the butterflies out of your stomach and help you come up with a plan that gets you migrating to the next spot! Jennifer Jennings, REALTOR Century 21 Beal [email protected] 979-574-9563
