Do I have to give my TV to the buyers of my House?

Is a Wall Mounted TV Real Property or Real Estate in College Station TX?
Real property is defined as: “Property that is fastened down or an integral part of the home’s structure, such as light fixtures, drapery rods, attached mirrors, and trees.”
Wall mounted TV’s are every bit as “fastened down” as Drapery Rods! Quite a bit more actually… So does that make Wall Monted TV’s real property?
I don’t have an answer to this question! It recently “Came up” in a transaction I was working here in College Station and the attorney involved also could not conclude “YES or NO”.
As a REALTOR® my advice is as always: If it’s in question write it in the contract. However, it has come to my attention that some buyers might not even bring it up because the just “assume” that they convey. Apparently in other markets where these high end fixtures have been around longer and/o more common it has become a precedent for the wall mounted TV’s to convey.

Texas World Speedway in College Station

College Station is absolutely packed full of exciting things to do.
One of the top things to do in College Station on my list is to try to make a Motorcycle Track day at Texas World Speedway. Willing speedsters can sign up for 3 levels of "classes" that allow participants to run "all out" on one of the best racetracks in the country. Lone star Track Days is one of the more popular hosts.
Similar activities are available for cars and even those cool Go cart things called Karts.
According to Texas World Speedway's Site:
"The historic Texas World Speedway is most established premier road Motorsports venue for Racing, Testing, Driving Schools, Corporate Events, and Film Shoots in the Southwest.
TWS is one of only seven Super Speedways in the USA and is the only Super Speedway in the Southwest. TWS's oval became known as "The World's Fastest Speedway"; when Mario Andretti set a world closed course speed record of 214.158 mph on October 6, 1973 while qualifying for an Indy car race.
TWS is located on approximately 400 acres with direct access to Highway 6 south of College Station,

Why Aggieland??? -Why savvy Real Estate investors are looking at College Station.

Ahhh College Station!!! For me, It's home sweet home, but for many investors it Real Estate is becoming Dollar Signs sweet Dollar Signs! College Station host a cocktail of factors attributing it to being one of the best Real Estate markets in the nation. (dare I say... With the weakening of the dollar, one of the best in the World) What have we got got going on down here in College Station???: -Texas A&M University-7th Largest University in US by enrollment- Whoop!!!! Wikipedia The University host not just students but staff. Both being fairly migrate demographic with strong buyer profiles. College Station Duplex - Good Investment or Bad?

In my Professional Real Estate Agent Opinion {clearing throat, chest flex and slight twist of neck} It depends: If you own a duplex and are thinking of selling, A duplex is a horrible investment and you need to get out of that thing like a burning jet.
